PLEASE do not make the mistake of signing a contract with this guy. He is a bully, arrogant and his sole interest is to get you to lower your price for the sale.
Whatever you do, do not agree to a binding contract with him.

We wanted to write and let you know that we appreciate everything you have done for us.
It started with your prompt response that we needed to sell our house quickly, as we had entered into a contract for a new home that was nearly completed. We had a little over a month to sell and close on our existing house, and you stepped up to the place and showed us what the real world was and what we needed to do to make that happen.
We had very good response from your marketing plan that netted us an offer in a very short time. We were impressed with your team, as it was divided into different groups who specialized in the different aspects of the selling process. There was always someone there in your team to take our calls and answer our questions. And you were there when we needed help to give a little prodding to the other side of the deal to make sure everything was being done that needed to be done.

What a professional and excellent job in a very tough market. He made suggestions to improve the home, arranged for flooring and painting contractors, and, had the home staged. It worked, while other homes in our area sat on the market, we sold in three weeks, and close to our list price. We found that Steve Dhillon's connections in the community really worked, everyone in Fremont and Union City has heard of him. We both work in Silicon Valley, and he has tremendous contacts within larger companies (Oracle, Cisco, Google, etc). We believe that his networking skills, in addition to his name recognition and marketing skills were paramount in selling our home quickly and for top dollar. When we moved to Union City and built our new home over twenty years ago, selling it was the last thing on our mind. Over the years, the neighborhood has grown up and developed into a great place to live and raise a family. We took pride in our home and in our neighborhood. It was a great choice. We lived in the Ponderosa area in the west part of Union City.
So, when it came time for us to move, it was equally important to choose a Realtor that would personally represent us and have the same pride in showing our home to prospective buyers. Through the years, we have watched Steve grow in this area and his reputation for integrity and professionalism told us that this was who we wanted to sell our home. Another great choice.

Thank you so much for all the generosity you have shown us! I can?t say enough about how you?ve taken care of us and how much you?ve become family in the short time we?ve known each other. You quickly sold our Ardenwood home on Bardolph Circle and, then helped us buy this gorgeous Ponderosa home.
The fact that you were able to handle my high maintenance tendencies and Stan?s rapid fire questioning and entertained his thoughts on negotiation definitely gave me a higher respect for you. We are truly blessed to have you in our lives! Not just as our realtor, but as our friend.

We sold our Union City house with Steve Dhillon in March 2006. Overall, we were not very happy with the experience and would not use him again or recommend him. Here are our pros and cons:
Pros:
- House needed work. Painting,
new carpets, new blinds. Steve organized most of this: got the estimates, supervised the work (we were out of town). The cost estimates were reasonable.
- He's the #1 Union City selling agent.
Cons:
- Communication: After sale, I wanted to get receipts and settle our accounts. He simply did not return any of my e-mails or phone calls for over 2 months. I finally got a hold of him on his cell phone. It was an ordeal.
- He charges full 5% commission, claiming better marketing. He clearly benefits from marketing; less clear that our house benefited.
He still owes us $395 and $500 held over from the sale. Promised to refund, but no check yet.
- His preferred handyman delayed the whole repair process (made it 4 weeks instead of 2). |
