Newbie with concerns

Hello,

I am new to the forum and I am planning of buying a house this year, actually I've already been pre-approved by Countrywide and I am seeing houses right now. We only see houses on Saturdays and for the past two I've only seen 6 houses, I feel like the agent is not doing much for me, last Saturday I saw a house that I kind of liked, the agent asked me if I wanted to put an offer to it, and the offer would had to be for $250,000 which is actually my max loan. I said no, even though the house looked ok, I think I can find something much better for that price, I don't feel very comfortable with her any more because the house is actually listed for $232,000 so isn't that since it's a buyers market she would offer less, not more???? If anyone else is buying right now, please let me know if your agent is offering more or less than the listing price. Another thing is that I asked her to look for houses in a certain city in Orange County, than the last time that I saw her I asked her to check for another city in addition and she said if I saw something in the Realtor website to email her, I thought well isn't that your job???

if your not under contract you should be. you need a new agent

Hi not all of us agents are the same some are better some are worst. In regards to making an offer higher than list prices is good, this way you will have a better opportunity to the other side accepting your offer. right now we are getting a lot of multiple offers. Your agent should show you some reports of what is out there on the market available for sale, and also you need to see what has been sold and for how much this way you will have a better understandig of the way she (he) THINKS. Defenitely if you do not feel confortable with your agent any more you should find yourself a new agent . just thought I let you know she might be doing what she thinks it;s best to get your offer accepted.

To the person whose agent wanted you to offer list price, run don't walk, find another agent. Be selective, you are paying dearly for this service and largest investment of your life, if you don't feel 100 percent right, don't budge, take as long as you need, it is your money, your home, not hers, good luck.

Could some areas of the country in some price ranges have listings that get multiple bids right now? I suppose it's possible. If an agent really feels like a potential buyer needs to overbid but they don't want to, the agent should just submit whatever bid the buyer wants to go with, and if they truly need to overbid the buyer will come to that realization on their own after they lose out. If the agent pressures the buyer to overbid and the buyer DOES get the house, the buyer will always feel like they could have paid less. The buyer won't feel that way if they had their hearts set on house after house and lost them all to higher bidders. Realtors just have to be patient.

Just to clarify one of the other posters, though. The buyer is not paying for the realtor's services- the seller is. The commission the seller pays gets split between buyers brokerage and sellers brokerage, and each agent only gets half of the half.

If you don't feel like you agent is doing enough for you then I would in so many words try to convey this, or else start looking for another agent, and make your expectations known from the start.
