I had Phil Herman come out to my home to list my house. When my mother in law questioned his fees he very sarcastically told her that he should charge ten percent for having to put up with her. He was rude and disrespectful. When we questioned his year contract he stated that it takes 8-10 months to sell a house, although just minutes earlier he bragged about selling a house every 48 hours. I have never dealt with anyone as unprofessional and egotistical as him in my life. When I told him that I wanted to think it over with my husband before listing he said he would wait to hear from me and abruptly left slamming my door on the way out. He had an "assistant" with him who had about as much personality as he did. I guess working with such a jerk can make you a real *itch. Note to her, get a personality or a better job. I would give my house away before I would pay this jerk a dime. I don't know how he keeps his license. Avoid at all costs!! |

I swear, I could have written every review here as I too have experienced every single one of their complaints. He spouts his stats and is full of charm until you sign his 1 yr contract-then you never hear from him again-you're passed off to his office mgr. Oh, and say you want out of the contract 4 months early - you have to pay him $1000 for "marketing" your property, AND if you relist with another realtor and THEY sell your house within that 4 months, Phil Herman still gets a cut of the realtor fees!! I have spoken to him once in the 7 months my home has been listed, and it took me leaving 10 (yes, 10!) messages in the course of 7 days before he called back. He is condescending, egotistical, and completely absent. Neither he nor anyone from his office has ever shown my home. He lists properties, lets other agency realtors show it, then sits back and collects his fee. If my property sells, it will not be due to his efforts, as he's done nothing. STAY FAR AWAY! |

I came across this site because I am looking for a realtor and didn't want to make the same mistake I made with this clown 7 years ago. I swear I could have written everyone of these reviews. Everything mentioned here also happened to me; the open house thing, the lecture on my finances etc. He must have it scripted. Also; when he initially came to my house he was an hour early and seemed irritated that we were not at home when he got there. If you are going to list your house, pick ANY other realtor. |

I would agree with all of the comments above. Everything we were told before we signed turned out to be incorrect. His idea of negotiation, which he said was his strong point, is to take whatever offer you are given from a buyer. After we signed, we sent him a list of homes that we would like to see and never even got a response. He uses the Central Showing Service and it is the most unpersonable service out there. The real estate agent is supposed to sell you home, not have some computer deal with it. No communication at all. Did not like dealing with anyone in his office. |

Our first mistake was giving this agency a contract for 12 months. Second mistake was spending $300 on an appraisal only to be told that we were asking too much for the market. During the listing time frame we lowered our asking price 6 times and our last listed price was lower than the appraisal. When I asked about getting out of the contract(8)months into it, we were told we could for $1000. The only marketing this agent gave was an internet site that never changed in 12 months. NO CREATIVITY FROM THIS AGENT.NO COMMUNICATION FROM THIS AGENT. NO SHOWINGS FROM THIS AGENT. HE HAS A POOR REPUTATION AS A REALTOR(WE FOUND OUT AFTER THE FACT). HE SHOULD BE DUBBED "LIST IT AND FORGET IT,PHIL".I understand we are in a tough market but this agent did nothing too sell our home.NOTHING!!! |

Wow. I wish I would have visited this site before signing with Phil. Similar experience here. We saw him ONCE to sign contract and thats it. Then he lets his pawns control what happens with your house until its time to close and get his money! We never sold by the way. He gave same comment on open houses that most never sell that way. We gave him priced we needed to sell house, he said "I think I can do that." Well 3/4 year later no action so I called to cancel contract. He would not. We got into argument over the phone and told me "its not my fault you in are the financial situation you are in." Wow. He thinks he is a god, but far from. Very egotistic, self-centered, money-hungry, dissociated communication. He told us "the most common problem with sellers selling their home is communication with their realtor." Wow- you defined it perfectly with yourself as an example! Pitiful when the guy won't communicate with you. Epitome of a fraud. |

Without a doubt one of the worst people I have ever met in my life. Everything that has already been written in this review I completely agree with. I experienced many of the same issues including being recorded and threatened. I cannot believe he has been so succesful over the years. If you are reading this and have not chosen an agent yet please stay as far away from him as possible. |

This agent takes being full of yourself to an all new level. He is the most condescending egomaniac I have ever experienced. I was going to list some of my investment properties with him but after being patronized and talked down to for 30 minutes I had enough and left. He said I was hard to deal with, then, get this, when I walked out on him he FOLLOWED me and when I was pulling out of the parking lot he was taking my picture with his cell phone. He's got issues. |

I will not use this agent again. He comes across as condescending and arrogant-almost to the point of being insulting. He said we should contract with him and price our house below market value (he suggested the price) for a quick sale. We did that and have only talked to him once in several months. All other contact from his office has been through his office manager (who is a very nice person by the way). The one time I spoke to him was when he called and tried to get me to lower the price of my house by $10K because he said it was priced too high for a house in average condition (I've had $30K in remodeling done during the past two years). He also said he doesn't do open houses because only a very small amount of houses are sold that way. However, when I called his office recently and asked to speak with him, I was told by his receptionist he was unavailable because he was conducting an open house. |

Seriously lacking in character and integrity; sure he sells allot of homes but at what price? His goal is to sell a house and doesn't care what price he gets for his client. I could sell my house myself if I lowered the price enough. Also very abrasive and rude after you sign up...stay clear. |

Promised to "personally handle the sale of your home". After we signed, we never heard from him again. When I spoke to him on the phone about this, he got very offensive, and told me that he not only didn't like my tone, but that he was recording our phone conversation. What? We hire him to sell our home, and he feels the need to record our conversations? I will NEVER deal with him again, and will certainly never recommend his agency. He charges a 7% commission, and we got nearly no service at all. |
