We rented a house from Leonard for 2 years. After the first year, he started bumping up our rent monthly until it became too expensive. After we gave our notice, we cleaned the house and moved everything out on time. He proceeded to deduct $500 from our damage deposit for "landscaping fees," while the lease stated nowhere that tenants were to "landscape the yard." We mowed etc (like all tenants are expected to) and in the lease it stated that we "shall not make changes to the landscaping without consent of the landlord." He also tried to charge us for his gas money from Tacoma for trips he made back and forth. Considering he owns a property thats over 30 miles away, he should have already taken this into account. Along with that, the lease stated that a $10/hr cleaning fee would be charged after we moved out. He attempted to charge us over $20/hr for cleaning fees. Leonard is untruthful and out to get money from his clients no matter what. Do not rent from him, as you will regret it. |

My husband and I have know Mr. Leondard Wright for more than ten years through real estate purchases. The very first time we dealt with him and had him represent us in buying income property, he showed his knowledge of the market buy helping us with comparables and the number cruching aspect. He also made sure we understood everything and that there were no surprises in the paperwork. He has always gone out of his way to be helpful whenever we were considering a property, by sharing his knowledge of the market, current trends, rates, etc. He knows his stuff for sure. He even has sent us very helpful suggestions and information over the years to help us out even though we weren't at the time buying any properties through him. He is a very honest man and we found him to be of the utmost integrity, alerting us to some potential hazards, or change in laws regarding rentals, etc. We would highly reccomend Leonard as an excellant agent. Leonard Wright is an honest and honorable man and he knows every aspect of real estate. We worked with Leonard in the sale of two homes and purchase of a third and were rather ignorant of the processes. Leonard took the time to explain all aspects of both selling and purchasing and as the transactions progressed, Leonard kept us informed of what was happening. We will always work with Leonard for future real estate needs and never hesitate to recommend him to everyone!! They don't come any more honest and honorable than Leonard Wright! |

Leonard listed and sold a rental property of mine in Tacoma. I was very pleased with his service and knew that I was in the hands of a very experienced agent. He did everything he said he would. I have referred to him family and friends and will continue to do so. |

Leonard listed a house for me. He was most helpful in instructing me as to what to do to get the house ready for sale and he found me very excellent contractors who needed to do the appropriate work to correct problem areas in the house. He was quite knowledgable of the area and always responded to my myriad of questions. Since I lived in a different city from where the house was for sale, he had to rise to the challenge of checking on the house, almost daily, keeping the information container full and watching over the house as a little mother hen, to make certain it was always in good shape for sale. I felt this to be a most comforting help since he became my eyes. We brainstormed ideas and he would take my ideas and find the people to implement them. Again, he went way out of his way to be extremely helpful. |

Leonard Wright was my agent a year and a half ago. He sold my home in May. the price was excellent and what I expected. He also represented me when I bought my condo in Gig Harbor the same month. Both the sale and buy closed the same day. I couldn't have asked for a more knowledgeable of helpful agent. He went over and beyond anything I expected. His expertise was right on. I value his integrety and professionalism. I would recommend him to anyone. |

Bought a 2-year old townhouse using Leonard in the Everett area. It was my first real estate transaction and I was very happy with the depth of knowledge that he brought to every discussion and with the whole process. It's very obvious he's been doing this for awhile and knows his stuff! |

I have been looking for investment property for several months now. Mr. Wright has shown me many listings (through the internet) as they become available. Mr. Wright took time out of his day to have my wife and I come to his office where he spent several hours explaining and showing us how to "crunch the numbers" to determine if an investment is a good one or not. During this time, he explained how to determine projected cash flow, ROI (return on investment), GRM (gross rent multiplier), CAP (capitaliztion rate), etc. Although, I have not bought a property through Mr. Wright as yet, I will not hesitate to do so once I find one that is in the right location and shows the right numbers. Mr. Wright has been very professional and courteous in all our dealings with him to date. |

I have known Leonard Wright for several years during which he has represented me and my family in Real Estate Dealings. I would recommend Leonard to anyone who is seeking a responsive, thoughtful, and thorough agent who is also honest and straightforward. Leonard is as cordial and courteous a person as one would hope to have representing them, but he is also very frank in expressing his honest perspective on any issues that may arise during a transaction. As someone who has been involved in numerous and sometimes very complex real estate projects over the years, I would recommend Leonard and his expertise unequivocally to any person seeking sound guidance, consistent communication, and great follow up as either a buyer or a seller. |

I bought, sold & bought homes with this agent. Total 3 transaction w/him. All he cares for is his pocket not yours. When we sold our home, he didn't do much for advertising but at the end, he asked us to lower the sales price & he ended up buying our home. When we sold the house, agent knew we are breaking up & used our bad situation to his benefit. So figure that one out.. He never had an intention to sell our home. He also made me sign a contract that I will buy next home through him other wise I will pay penalty. He showed me around some manufactured home when I told him I don't MH. I had to look for my own home instead of him doing my work. Bottom line.. He is not honest agent. When I tell people of this real estate agent all 100% people say he is unethical agent. |
